NKBA 2010 Kitchen Design Trends

The National Kitchen & Bath Association has released their design trends for 2010!

… do you like? … agree?  …would you consider these trends TOO trendy?

Traditional is the New Contemporary
Traditional will continue as the most popular kitchen design style in 2010, with contemporary following closely behind, while the Shaker style is seeing a surprisingly strong resurgence. Shades of whites and off-whites will be the most common kitchen colors in 2010, while brown, beige, and bone hues will also be popular.
Cherry on Top
Cherry will remain the most popular wood for kitchen cabinetry, followed closely by maple, while alder increases in use. As for the finishes placed on those cabinets, medium natural, dark natural, glazed, and white painted will all be common. Other colors of painted cabinetry and light natural finishes are in decline, however, as are distressed finishes.

Floored by Tile
Ceramic and porcelain tile, as well as natural stone tile, remain popular kitchen flooring options, but hardwood will dominate the kitchen landscape more than ever in 2010. For countertops, granite continues to be the most popular option, but quartz will nearly catch up in popularity. For backsplashes, ceramic or porcelain tile and glass will serve as the primary materials.

Backsplashes: Porcelain, ceramic and glass tiles will be the materials of choice for many when choosing their backsplash.

Flexible Faucets
Standard kitchen faucets will become less standard in 2010 in favor of more convenient models. Pull-out faucets continue to increase their market dominance, while pot filler faucets will also become more prevalent. Kitchen faucets will most often be finished in brushed nickel, followed by stainless steel, satin nickel, and—surprisingly—polished chrome.

Undercounter Refrigeration
French door and freezer-bottom are the two most popular styles of refrigerators, and side-by-side refrigerators remain a popular option. A surprising trend is the extent to which undercounter refrigerator drawers are being used in the latest kitchen designs. Perhaps even more surprising is that undercounter wine refrigerators have been recently specified by half of kitchen designers.

A Range of Cooking Options
The tried-and-true range continues to serve as the workhorse for cooking, although the combination of a cooktop and wall oven is beginning to overtake it. Gas will maintain its position as the most popular type of cooktop over electric, although induction cooking continues to gain in popularity due to its energy efficiency.

Dishwasher-in-a-Drawer
Standard dishwashers, with the traditional door that pulls from the top down, will once again be easily the most common type in 2010. However, an increasing number of dishwasher drawers will be installed in kitchens this year for their convenience and their ability to wash small loads of dishes in each drawer, thereby saving water and electricity.

You should always keep in mind the definition of a trend!  Some are keepers, some may pass within a year or two!   When designing your own space be sure to incorporate what matters most to YOU!   Check back in the coming days for the Bath Design Trends!

Cost vs Value Report 2009-10

The Remodeling Magazine Cost vs Value Report is one of the most respected and valued reports to my business, and most importantly for my clients.  It illustrates the average costs nationally and regionally, and equally importantly what the average return on your investment will be.

On their site, you can compare national and regional averages for 33 popular remodeling projects; you can also download a PDF with project data for any one of 80 U.S. cities. Falling home prices pushed the value of remodeling investments down for the fourth consecutive year, but small-scale projects and replacements may be leading the way to recovery.

Over the years, the Remodeling Cost vs. Value Report has been a reliable gauge of the general temperature of the residential remodeling and real estate markets. Typically, it is retrospective, but at times it has served to forecast a trend, as it did in 2006. That year the cost-to-value ratio dropped more than 10 points, a downturn that most remodeling professionals didn’t begin to feel until a year or more later. That 2006 Report was even out ahead of existing home prices, which in most markets didn’t start to drop until 2007.

Last year, the deepening housing crisis and fourth-quarter financial market meltdown made it difficult to interpret the Cost vs. Value data, which was collected over… READ MORE

EPA Toughens Lead Paint Regulations

If you are planning to remodel an older home, this article will certainly interest you!

The rules just got a little tougher for remodelers getting ready to deal with lead paint renovations next year.

Starting in April, remodelers will have to meet certain standards when renovating pre-1978 homes. (You can read more about that in my interview with NAHB Environmental Policy Analyst Matt Watkins.)

There’s big news on the lead paint front today, though. The EPA just announced they have settled a lawsuit with the Sierra Club and although the language is as vague as you would expect from a government agency, it appears to change a few things that will make life more difficult for remodelers.

The Sierra Club lays it our more succinctly in their news release.

As far as I can tell, there are two major changes.

1. Remodelers will be required to have certified professionals test the home for lead after renovations instead of testing it themselves using the “wipe test.” This rule will be finalized before July 2011.
2. Homeowners won’t be able to opt out of the rules as they were before. The original rule allowed homeowners without children to sign a waiver that allowed the remodeler not to follow all of the new regulations. This change will take effect when the regulations do in April 2010.

I’m trying to chase down some more info on this to make sure I didn’t miss anything, but NAHB is on furlough this week, so their regulatory team, which has been the best source of info on this is unreachable.

UPDATE 8/27: After talking to some more people, seems I did read this right, except that the rules aren’t quite cut-and-dried. There will be a public comment period on the rules once they’ve been officially entered into the record, so they could still change to become either more or less stringent.

KBIS ’09 – Industry Trade Show

KBIS logoOnce again I had took advantage of the great opportunity to attend the Kitchen & Bath Industry Show (K/BIS) this past week.   The event took place at the Georgia World Congress Center in Atlanta, Georgia, and featured more than 600 exhibitors and co-exhibitors!   While the show was significantly smaller, surely a product of the economic times, I still found great value investing my time.  Due to the downsize, I found myself to spend more quality time with the exhibitors. I have always valued this show as it delivers the best opportunity to preview the most current trends and product introductions. Stay tuned to more blogs in the near future on the products that peeked my interest!

KBIS2

Kitchens are the true heart of the home and homeowners are spending more time and money making this the place where family and friends gather most often. The bathroom today is also considered one of the most essential rooms because of its value as a personal retreat for homeowners. K/BIS is the leading industry event to showcase the products that change the kitchen and bath through their innovation and ability to meet the needs of the marketplace.

HuckabeeOne of my favorite moments was the opening Keynote Speaker, former Arkansas Governor, Mike Huckabee.  He delivered a speech that was entertaining and inspiring as he spoke on leadership and values.

The conference packages, seminars and stage presentations by NKBA were all inspiring and educational. Next year it will move back to Chicago’s own McCormick Place in April.

Cost vs Value Report 2008-09

cvv_2008-9_logo_tcm17-886881

The Remodeling Magazine Cost vs Value Report is one of the most respected and valued reports to my business, and most importantly for my clients.  If you are debating or even beginning the process, give some time to evaluate this report.  It will help you understand the average costs for your region, and most importantly what your return will be.  The studies behind this report are nationwide, so it is valuable to a vast audience.  While I study this yearly report for kitchen and bathroom projects, it also reports on several other remodeling projects, including room additions, siding, roof and window replacements, etc.   You can also view housing, economic, and social characteristics of cities/regions abroad.

Here is an exert from the report for the Atlanta area only.  Visit the link below to view elaborated details on Atlanta, other regions – even comparisons to the overall National averages.

Job Cost     %Cost Recouped        Project

South Atlantic — Mid range
$14,510           75.5%                  Bathroom Remodel
$53,236           79.1%                  Major Kitchen Remodel
$20,320          79.9%                  Minor Kitchen Remodel

South Atlantic — Upscale
$47,615           72.2%                   Bathroom Remodel
$106,506        73.3%                   Major Kitchen Remodel

Full Report: The results of the 2008–09 Cost vs. Value Report are surprising. A sluggish real estate market, and an increasing number of foreclosures while our survey was in the field this summer, led us to expect that the ratio of a remodeling project’s cost to the value it retains at resale would drop substantially more than the 8.02% (6.1 points) decline experienced in 2007.

What the 2008–09 data show, however, is a slowdown in the decline of the average cost-value ratio across all projects to only 3.86%, just 2.7 points down from 2007 (see “Percentage Recouped at Resale” graph).

Even with a mild (2.67%) increase in 2007 construction costs, it seems likely that if house values were plummeting as far and as fast as media reports would have us believe, the Cost vs. Value results should have been much worse. Instead, these results suggest that instances of steep home-value depreciation occurring in some parts of the country, particularly those… read more
