Budgeting is one of the most challenging aspects of taking a project; the larger the project – the more variables you will experience!   The Atlanta Home Improvement Magazine included an insightful and educational Budget Planner in their Kitchen & Bath Planner edition.

In any project there are many factors that will affect your budget as you go along.  This cost breakdown will help you budget for the features you plan to include in your kitchen or bath project.  The figures represent approximate costs for UNINSTALLED products in a 10′ x 10′ room.   If you plan to hire a General Contractor, which I highly recommend with any kitchen or bath remodel, you can include approximately 25-35% of the overall budget for labor and building material costs.  So if you plan to spend $75k you should budget around $23k for the Contractor to cover areas such as:  demolition and debris removal, modifications to mechanicals (change lighting & outlet locations, update outlets to meet code requirements etc), drywall repairs and painting … just to name a few!   Stay tuned .. in the near future I will write more about the value of hiring a General Licensed Contractor for your project.

It is important to remember that there may be variables to your kitchen or bath project that you are unaware of.   It is best to consult with a Certified and/or Licensed Professional to help you evaluate your project before you begin investing in your home.   Like the ole cliche, Knowledge is Power, and in the case of taking on a large project – a professional will help you save time and money.
